Annual Planning Process
The best maintenance plan is a current one. We help avoid expensive ‘reactive maintenance’ by developing an updated preventive maintenance plan each year, taking into account any updates to the services or systems at your property. We’ll prepare a predictive maintenance plan that is customized for the specific needs of your community, ensuring your residents are kept safe and satisfied with their specific living conditions. As a regular part of our property management services, we’ll install a detailed preventive maintenance schedule to help avoid potential hazards or repairs.
Maintenance Management Services
– Annual Contracts
Lawn Maintenance
Lawn maintenance is a key aspect of your property’s curb appeal. A lawn covered in weeds is off-putting to potential buyers. We’ll ensure the lawn is trimmed, watered, and fertilized regularly, so your property continues to look like it does in the brochures. We’ll also take care of maintaining the gardens, pruning trees and hedges, and keeping the landscape maintained in the spring and fall.
Irrigation
If you’re concerned about your property’s curb appeal, a smart irrigation system can help. It’s one of the easiest ways to achieve an idyllic look. A proper irrigation system will automatically provide the right amount of water at the perfect time, making the other aspects of lawn maintenance easier. A proper irrigation system can even help you lower the costs of watering by reducing manual labour and monitoring water usage. We’ll oversee the installation and maintenance of a system that will help your property shine.
Water Management
Water is one of the biggest pain points for condo owners and managers. From high water bills to blocked drains, water can cause major headaches. We help monitor your building’s water usage, and can help provide recommendations to save money on water. We’ll also ensure that any water damage issues are dealt with immediately and communicated properly within your building.
Fence Repair
High winds, snowplows, and improper installation can all turn your fence into a major eyesore. Whatever material your fence is made from, we can help ensure your fencing issues are dealt with immediately and properly by experienced professionals.
Sidewalk Maintenance
Slippery sidewalks are one of the most common reasons for injuries at condo properties. Properly cleared and salted sidewalks can help you mitigate the risk of slip-and-fall injuries, leading to fewer unhappy residents and reducing the likelihood of litigation against your condo corporation.
Snow Removal
Long Canadian winters require reliable snow removal personnel to be on site when it snows. Condo corporations are responsible for ensuring the property is cleared as soon as possible. We work with dedicated professionals in your area who will ensure your property has first priority, reducing the risk of injury to your residents and employees.
Janitorial Services
Keeping a condo building clean can be a big job. Heavy foot traffic areas of condo buildings in Ontario can get dirty very quickly, especially in months of the year which are typically filled with snow, rain, and mud. We keep your condo property sparkling, helping make it a place where your residents will be proud to have visitors.
Preventative Maintenance Plans
We oversee all security and safety matters of your property to ensure proper upkeep and reduce the risk of incidents. The benefits of preventive maintenance mean that issues discovered early on can lead to major cost savings down the line — especially when it comes to issues such as water and fire damage, security break-ins, or no-heat calls in the middle of January. We’ll work to develop a strategic plan to reduce maintenance costs due to equipment failure.
There are various types of preventive maintenance, and we’ll ensure proper oversight of each piece of equipment. We’ll work to install preventive maintenance software to ensure that the well-being of your property’s services and systems aren’t lost in the day-to-day operations of property management.
Fire Safety Testing
Building owners can be subject to hefty fines if fire safety compliance is not adhered to. We’ll work to ensure your property complies with the Ontario Fire and Building Codes, along with any directives issued by your local Fire Department. We’ll also test your property’s fire safety systems regularly to ensure they’re in working condition. Your residents will be happy knowing they live in a safe, secure, well-maintained building.
Alarm Systems — In-Suite & Common Areas
We’ll test all of your property’s various alarm systems at regular intervals. With so many people going in and out of condo buildings at all times, it’s important to have working safety alarm systems in case of potential break-ins. We’ll also ensure that the safety alarms are working in individual suites as well as common areas to keep your residents along with their pets and personal belongings as safe as possible.
External Light Fixtures
Light fixtures are an easily forgotten component of your property that can turn into a major safety and security hazard. With building staff commonly working during the day and leaving the building before dark, a dead light bulb can easily get missed. A well-illuminated building will help your residents feel safe when entering or exiting the building at night — add this one to the checklist of things we’ll take care of, so you never have to think about it again.
Repairs to Entrances, Exits, Doors, and Windows
Broken or disabled doors can be a frustrating inconvenience at a condo building — and they can also put you in violation of the Fire Code as they impact egress from the building. Unfortunately, the more often a door gets used, the more likely it is to need service. Garage doors in particular have a way of leading to major headaches due to the heavy usage and complicated software required to operate them. We’ll ensure that most of your building’s inevitable door and window issues never happen, but when they do, they’ll be fixed as soon as possible. We’ll also be sure to check for issues like wheelchair access buttons for residents with accessibility or mobility issues.
Plumbing
Most condo building owners would rather not think about plumbing issues – but when they happen, they’re rather hard to ignore. We’ll work with trusted contractors to maintain your building’s water systems, and regularly remind your residents about the hazards of putting things like food and grease down the drain to help avoid potential issues.
HVAC
Condo buildings in places like Ontario require a lot of maintenance on HVAC systems. As your property manager, the last thing we want is a no-heat call from one of your residents in the middle of a January night. We’ll ensure your building’s furnace and air conditioning systems are well-maintained so that everyone is kept safe and warm.
Trusted Contractors
Through years of experience in condo property management, we’ve built up a list of trusted contractors in the Hamilton, Toronto, Cambridge, Kitchener, and Waterloo areas. Our list of preferred contractors and trades come with a proven track record, offer quotes at competitive rates, and are properly insured. Our condominium managers work directly with these contractors to schedule and complete the work at your location. We’ll provide a work order to be reviewed by facility managers and your condo Board before any work is completed.
